We are husband and wife team, Robert & Michelle Goldspink and formed our Property Management Company in November 2007.
We are located at the Junction of the US 192 and Hwy 27. The properties we manage are all located within 20 minutes drive, allowing us to respond immediately to guest queries or for any issues raised.
Having owned and rented our property in orlando for many years, we understand the importance of ensuring the properties are maintained and cared for to the highest standard.
Like many of your guests, we too have had to save up a long time for the Dream trip to Orlando so we invest a lot of time in housekeeping and checking the property for cleanliness prior to the Guests arriving.
All owners like to have their property set up in different ways, e.g. dining table set or left clear, towels in certain cupboards, we take photos of these preferences and brief the housekeeping teams accordingly.
Our priority is to ensure the full satisfaction of your guests, therefore maximizing the opportunity for repeat business.
Owners are ultimately responsible to ensure their properties are trading legally; all of our properties are required to have a DBPR license and Local Business Tax licenses.
Sales and Tourist taxes are paid each month for any bookings placed by RMG Orlando Villas as required by law.
There are hundreds of Property Management Companies operating within Polk County and we are proud to have secured the Polk County Tax Office Seal of Compliance, there are only a few other Property Management companies with this distinction at the end of 2009.

The Sunshine Foundation® Special Dreams for Special Children!
“Sunshine's mission is to answer the dreams of seriously ill, physically challenged and abused children between the ages of 3 and 18. All children need something to believe in, to know dreams can come true.
By far, the most-requested dream is for a trip to the Orlando, Florida attractions. However, the dream requests we receive are as unique and individual as the children themselves.
The Sunshine Foundation has granted over 32,000 dreams to these special children. “
We are keen to do our bit for the environment and ALWAYS change light bulbs for Low Energy bulbs in non conspicuous fittings, e.g. lamps and outside lights.
We always ensure there is a RECYCLING box in each villa with clear instructions to guests.
The Air Conditioning is one of the top three users of electric, following Guest Departure we set the A/C to 82 degrees to save electric and the owner money.
We take Visa, MasterCard and Discover Credit Cards and are able to process booking payments for owners. We are also able to take a $250.00 deposit authorization during Guest Registration; this removes the hassle from the owner of having to send a deposit cheque back to the guest after their vacation.
Guest Satisfaction - Meet & Greet
All Properties have lockboxes enabling the guests to gain access to the property as soon as they arrive. All the Guest has to do is ring us within 48 hours to make a convenient appointment for us to pop round and see them. This ensures the guest does not have to spend there “Holiday Time” trying to find an office to register.
The Meet & Greet program includes;
Following Guest Departure a checkout inspection is completed to ensure everything is still in place, that there are no damages and to prepare the property for the housekeeping team.
Prior to the next guest arrival and to ensure the property is of the highest standard a 100 point guest arrival inspection check is completed.
We also ensure that all trash is removed before the next guest arrives at no charge.
We know the majority of Guests do not have a pool of their own and this is one of the first things they go to when they arrive, so during the Guest Arrival Inspection, we go round and check the pool again to ensure it is sparkling!

As previous owners we know the importance of keeping outgoings to a minimum,
We DO NOT Charge for:
- Any callouts from Guests
- Checking the Irrigation
- Changing ANY house light bulbs
- Washing the pool deck
- Replacing previous Management signage
- Freshening up the villa if empty
- Turning the Pool Heat ON or OFF
- Taking photos and listing on our website
- Adjusting Phosphates in the Pool
- Removal of Trash on guest Departure
The Monthly Statement is emailed on the 20th of each month (e.g. The April Statement will be emailed on May 20th)
We will never guarantee a quantity of weeks bookings each year, who can predict the future? However, we will work closely with you on maximizing the income of your long term investment, we currently have properties that;
· Accept owner bookings only.
· Accept Tour Operator bookings only
· Accept a mixture of Owner Bookings and Tour Operator bookings.
· Accept no bookings and just use the property for themselves
We work with one of the biggest Tour operators in Orlando, we get bookings from all over the world which includes, UK, Ireland, USA, Canada, Brazil, Holland, Mexico etc
We do not believe in owners having to sign long term contracts, we only request a 30 day contract and this is only to protect any guests that are staying at your villa and they can stay there until the end of their vacation.
